Steve Greco, Building Industry Veteran, Joins BSB Design in California

In the spirit of BSB Design’s commitment to helping the builders refresh and renew architectural design in 2021, we welcome industry veteran Steve Greco to the firm. He is dedicated to serving our clients throughout California and across the West Coast to ensure their new and existing designs capture the imagination of tomorrow’s buyers.

ABOUT STEVE

A long-time resident of California, Steve has more than 35 years of experience in the homebuilding industry, including key positions at some of the largest developers, builders, consultants and new home marketing technology firms in the region and country. He has worked the entire spectrum of the project development process, from land acquisition and entitlement to vertical construction to sales and marketing at the model home complex and online platforms.

Architecture and design have been long-time passions for Steve. He said, “I’m very excited to bring my expertise and relationships from the development side of housing to BSB Design, where I can connect builders and developers with the creativity and innovation of the firm’s design teams as we work together to create amazing new projects in California.”

Steve has lived in California most of his life, so he has first-hand experience with local markets. This invaluable history informs his understanding of what builders and developers in the region can do to secure more than their fair share of consumers. Here’s his perspective on a few key issues:

Consumer Research – “I know builders and developers love their data, and I’m thrilled that BSB Design feels the same way. Curating the massive amount of consumer data that is now available must be a top priority for any design team if they hope to create living environments that not only check all the boxes from a lifestyle standpoint, but also that give builders a leg up on their competition.”

PAIN POINTS

Entitlement Process – “This certainly isn’t a new challenge, but the past year has invited even more obstacles into the entitlement process. In my past roles, I’ve worked the entire process, from wooing investors to delivering presentations to jurisdictions and consumers. Instead of taking a ‘that’s just the way it is’ mentality, I believe building meaningful relationships with key stakeholders – and using design and technology to effectively tell the story – can greatly lessen the pain points of the entitlement process.”

OPPORTUNITY

Master Planned Communities – “Throughout my career, I’ve been fortunate to play a key role in master plan communities with The Irvine Company, Lennar and Rancho Mission Viejo. Master plan developers strive to offer consumers the kind of lifestyle, amenities and home options they’re looking for, so I think the most successful regional and national builders will continue to prioritize this segment. Relationships between institutional investors, large-scale development companies and builders are mutually beneficial, and I’ve seen first hand the value they can create for consumers.”
